Timeshare projects operating under suspicious circumstances are now widely available across the country. In understanding our customers’ needs as well as the global economical situation, we have created a package-deal that eliminates all unnecessary bumps on the road, being partial owner of your personal resort getaway. The whole process is made as easy and transparent as possible.

The transparency in your ownership is total and all expenses are carefully explained in a simple fashion. There are no hidden expenses now or later. We are not selling all-year vacation rentals but a holiday in your own house - and for a fraction of the price. It is up to you when you would like to stay, and your home will always be ready and clean for you when you arrive. We call it your home because you own it.

We enjoy good wines, golf, massage, social activities and good food. We love the wireless internet, our maids - and the fact that we are able to order our food from outside to be enjoyed in our own home. A trouble free existence without complications. So, it has been quite natural for us to include all these wonderful things into our project. Become a part of our easy and comfortable way of living by owning your own Pool Villa in the Green Garden Resort of Cha-Am. The experience already starts from home. You log into your personal page through our online interface and specify on which date you will arrive in Thailand. You now have the option to choose if you would like to arrange a pick-up from the airport and you are also able to order a re-fill of your fridge with drink and other necessities. Our service team will make sure that your private belongings are made available to you upon your arrival. This includes books, cd's, movies and what else you might have in your personal storage.

The online interface also gives you the option to change the dates of your stay with other owners of your villa. You are also able to keep in contact with neighbours and friend via the online interface. This interface also keeps you posted about any updates regarding Cha-Am and the Green Garden Resort project. Even the payment of common expenses can be done through this interface.

Your home will be ready on your arrival and when you arrive you might want to have a nice relaxing 2 hour massage before you get ready for a delicious dinner in the resorts restaurant. After a pleasant night’s sleep your car is ready to take you wherever you would like to go.

The construction of the Green Garden Resort and the Green Garden Resort Hotel has already started, 12 months ago. The entire Green Garden Resort resort is set to be complete in the middle of 2012.

Prices and financing
A wise investment - without any hidden expenses
The price to become a part owner of your own private Green Garden Resort Villa in Cha-Am is transparent as the price-structure is simple. The same can be said for the fixed expenses and nothing is hidden. No unpleasant surprises await you in the future.

Your part ownerships are purchased in weeks and each year contains 50 weeks as we have reserved 2 weeks for maintenance. The minimum purchase is 2 weeks.

A villa has 50 stocks each representing 1 week. You can buy 2 weeks or you can buy 50. The weeks you would like are up to you.

For example you can buy 2 weeks in February and 2 weeks in August. Remember, your stocks are yours for life without restrictions.

Service charge of 120 EURO per year per stock

This service charge covers maid service (cleaning) every 2nd day during your stay in your villa along with maintenance of the villa and the surrounding areas.

Furthermore the service charge includes satellite TV, wireless Internet along with electricity and water. Moreover the house insurance and pool maintenance are also included in this service charge.

As an extra bonus a membership to the Green Garden Resort Hotel is now a part of this service charge which covers discounts in the restaurant and bar and provides you with free access to the fitness facilities.

Wise investment
We expect that in 2012 the average rental price for the Green Garden Villas will be 400 EURO per week. If you have bought 2 green weeks you can expect a yearly income of 800 EURO if you choose to rent out your villa.

With a 100% rental of your villa you can expect to have your total investment back in 8 years as it is expected that the price for rental we climb in the coming years. After 8 years you are still the 100% owner of your stocks and you can at any time choose to sell them if you wish to.

In an 8-10 year period we expect that the prices will have increased with as much as 30-40% as the entire area will be fully developed. Green Garden Resort can therefore be considered as risk free investment with good chances of profit should you choose to sell your stocks.

Is part-ownership something for you?
If you are not living in Thailand 365 days a year then why pay people for cleaning your home, taking care of the garden and rinsing the pool? Why bother paying phone, internet and satellite TV when you are not there?

There are many expenses in having a house and expenses that can give a sense of obligation to visit your house again and again even though you might want to go somewhere else for your vacation. We know and understand the concerns and problems related to having a full-time house that you are only able to stay in a few weeks a year. That is why we created our concept as a part-owner concept where you stay clear of all the
traps related to timeshare. In our concept you have a "stock" in your own villa that you own 100% and which you can sell at any point in time.

Make your decision to become a part owner of a private Green Garden Resort villa before the end of 2011 and we will provide you with a car for the next 5 years free of charge. The car will be in the Toyota Vios or Honda City class or similar. All cars are brand new. All expenses are paid for. The only thing you will have the pay is the petrol you use.

How does it work?
Did you ever consider buying a boat with your friends? It can be hard to image that everyone agrees on who uses the boat and when. How much do you set aside for maintenance and who pays if the boats need repairs? One thing is the lovely thought of having a boat where you only pay a small part but the cruel reality will sooner or later come knocking. There are plenty of practical problems that might not have been clear in the beginning. Some of the friends might lose interest in the boat and other might not have times. All of the sudden the good idea turned into a major headache.

With Green Garden Resort, all rules for use of the villa, maintenance and other problems are handled from the very start. You know your weeks and your expenses and you can look forward to an investment where the only thing you need to do is to relax and enjoy your stay in your villa. Green Garden Resort will take care of everything.

You will never encounter expenses you did not agree on and you are not obligated to pay for any additional work on your villa if you and the other owners of your villa are not in 100% agreement on this. Such an expense could for example be an added feature to your villa.

1 stock represents 1 week
In Green Garden Resort Cha-Am the villas are cut into stocks of 50. 50 stocks mean that there are 50 weeks available. The 2 remaining weeks are reserved for maintenance. When you buy a stock it does not come with an expiry date. It is yours for life or until you sell it. If you choose to buy 4 weeks you will own 4 stocks. You will become the 100% owner of your villa in the 4 weeks you choose which you can share with family, friends,
business connections or whom you may see fit. The stock also entitles you to a life-long membership of the Green Garden Resort Hotel which is in the main resort where Green Garden Resort is based.

Freedom to choose
Our personal freedom is more important than ever and the selection of weeks you want to own your villa is up to you. If you are not able to occupy your villa in the weeks you own, you are able to exchange weeks with other owners using our online interface - or you can rent out your weeks. You can either do this yourself or we can assist you via our rental service.

Low recurring costs
With shared ownership connection the recurring costs are split among all owners thereby keeping the amount you have to pay to a minimum. It is the same villa you will return to year after year and our service team will make sure that your personal belongings are to be found in your villa at each visit. We will make sure that your arrival will give you the feeling of returning home.

Legal transparency
Green Garden Resort Cha-Am has an ownership structure that gives you a total transparent investment as well as a clear statement for future expenses.

Our legal document package is tailor made for each property and will continuously be regulated regarding the recurring expenses, the maintenance and the use to create transparency that will be the foundation for a fair-use policy for all owners of the villa.

In Green Garden Resort we will create an owners' association for each villa that are managed by the actual owners. Our management team will handle all the practical issues so that the actual need for communication between the owners are kept at a minimum. Everything is handled electronically including voting and participation in yearly meeting. This is the key to an easy and manageable stay in complete luxury.

We have created a proprietary and very simple set of legal documents for each villa. Each villa is owned, managed and run by a tight set of legal agreements that removes almost all twists and questions from the owners. These legal sets ensure that all owners will have a trouble free, hassle free and undisturbed use of their villa within their weeks.

Green Garden Resort Cha-Am's proprietary system is regarded as the best in the business seen from the owners’ perspective. We are very convinced you will agree that all worries are handled beforehand to the benefit of all owners which ensures a secure and comfortable future in owning your own villa.

Green Garden Resort consists of 30 charming high standard villas with private pools and a 30 room Resort Hotel. You simply purchase the fixed number of weeks you need for your holiday(s) and receive the shares for the villa. After this you don't need to worry about paying for use or maintenance the remainder of the year.

The shares are yours for life and you can sell them or pass them on at any time. The villa will be ready at your arrival in Cha-Am and you can order drinks, transportation and other service items directly from the Internet via your personal username/password. You can rent out your villa
when you don't use it or you can let us help you through our free rental service.
